BIM Services for CityScape

The construction manager required the mechanical and electrical subcontractors to produce their lay out/shop drawings in BIM to help with coordination, as coordination between trades would be done in cyberspace instead of in the field.

PBA initially produced the engineer of record’s drawings in BIM and then worked with the sub-contractors on clash detection floor by floor, making adjustments to prevent interferences.

PBA’s BIM activity saved time in the field, reduced waste, and cut down on change orders. In the end the owner received the BIM model which was essentially an as-built document.

BIM Successes

• Peter Basso Associates accounted for over fifteen hundred conflict resolutions on this project, which were worked out in cyberspace and not in the field.  This saved an estimated field administrative time of over 3000 hours or $150,000 in administrative labor savings by not having to coordinate with the contractors/engineers and by reducing the paper trail of RFIs to resolve the problem.

• On the Level 25, PBA noticed that the deck and beams had increased by a depth of over 10 feet and the ceiling was raised from 9 feet to 10 feet. If this had not been coordinated in cyberspace, this would have possibly resulted in a rework of duct work and plumbing to allow the sanitary to slope properly. We worked out the locations of the sanitary piping, then worked in the other utilities. This saved a field order estimated to be around $20,000.

• We estimated engineering savings to the mechanical contractor for his installation and fabrication drawings to be in the neighborhood of $10,000 to $20,000, because of fewer changes in field coordination and rerouting.
