PBA performed a Mechanical and Electrical Systems Condition Analysis for the purposes of facility master planning. The Center consists of a 20-story courts tower and a 14-story office tower, totaling 768,592 square feet.
The project began with the review and analysis of available existing building mechanical and electrical drawings. Field work was then conducted to observe the layout and operation of existing systems and field conditions, which consisted of walking the building and observing the condition and operation of the systems and equipment and documenting the findings.
CAYMC’s maintenance staff was also interviewed to identify operational issues.
Data was analyzed and recommendations were developed for system replacement and/or operational/efficiency improvements. An opinion of probable construction cost was developed, as was a simple energy payback analysis associated with each improvement recommendation.
A final report was prepared and delivered to the Owner that summarized findings, conclusions and recommendations, including project costs, and served as a basis for the facility master plan and capital outlay.
