Peter Basso Associates was retained as Commissioning Authority by MSU Federal Credit Union during the schematic design phase of the project to assist the contractor with commissioning this project to meet LEED-NC Version 2009 EA Prerequisite 1 – Fundamental Commissioning of Building Energy Systems, and EA Credit 3 – Enhanced Commissioning.
This is a second corporate headquarters building on the company’s current headquarters campus in East Lansing, Michigan. The expansion project helps meet the demands of the growing membership base and can house 564 employees. The new, 186,350 square foot, three-story facility is built using high-efficiency, environmentally-friendly and locally-sourced products. Key features of the project include a high-profile radiused curtainwall; unique “V” tube structures at main and employee entrances; state-of-the-art technology throughout; raised floor system, providing flexibility as staffing requirements change; and extensive use of windows/natural lighting for energy efficiency and to provide views of the pond.
The commissioning services PBA provided for this project included the following:
During early and mid-construction, monthly commissioning meetings were held to re-focus the team on critical issues and review any deficiencies found during site inspections. As an example, rooftop air handling unit (RTU) packaged controls programming originally disregarded the position of the main by-pass damper located in the roof curb. As a result, the RTU return plenum was being drawn into a negative condition that the return fan was unable to overcome. With the return plenum in a negative condition as compared to the space and outdoors, discharge of relief air through the energy wheel was not possible. This resulted in the over-pressurization of the building. This issue was reviewed and corrected prior to substantial completion of the project.
Mechanical Systems commissioned were: (6) Rooftop Air Handling Units (indirect gas-fired heat and Dx cooling) • (5) Energy Recovery Air Handling Units • (2) Modular Indoor Air Handling Units (indirect gas-fired heat and Dx cooling) • Underfloor Air Distribution System (air terminal units and/or fan powered boxes) • (4) Stairwell Heat Pumps • Hydronic Heating System (gas-fired boilers and associated pumps) • Terminal Heating Devices (finned tube radiators, convectors, and fan coil units) • Exhaust Fans • Snow Melt System (water to water heat exchangers and associated pumps) • Temperature Control System • Domestic Hot Water Heaters (gas-fired) • City Water Booster Pump Package • Sump Pumps
Electrical Systems commissioned included: Lighting Control System • Daylight Harvesting System • Uninterruptible Power Supply • Emergency Generator
