Munson Healthcare has taken advantage of the Consumers Energy Smart Buildings Program on several facilities, which provides an energy assessment of the building HVAC systems, focusing on low cost energy savings measures that have a payback of 1.5 years or less. The assessment includes a list of energy savings measures, their estimated utility cost savings and simple payback. The Charlevoix Hospital did not qualify for this program because the electric utility provider is not Consumers Energy; however, Munson Healthcare requested that Peter Basso Associates (PBA), a qualified Assessor for the Smart Buildings program, conduct a similar building energy assessment at the Charlevoix Hospital.
For the assessment, PBA reviewed the building utility data to determine the current energy consumption and benchmark the building. Energy use for the building was broken down into its components and pie charts were developed to illustrate the portions of energy associated with each end use of the building such as heating, cooling, fans, pumps, and lighting. PBA reviewed the design documents, conducted building walkthroughs, and worked together with Charlevoix hospital facility staff to discuss maintenance issues, building operations, and opportunities for improvement. Analysis of the building heating, ventilating and air conditioning systems (HVAC) also identified components that have failed or no longer function optimally.
PBA provided recommendations on optimizing building management system controls to reduce energy consumption and found low cost energy savings measures as well as some capital improvements, resulting in a 19.5% reduction in energy use at this building.
